A total of 3,354 new listings came onto the market, pushing the sales-to-new-listings ratio to 49%. Combined with an overall inventory of 6,486 active listings, the market held steady at 3.93 months of supply. The citywide benchmark price landed at $566,700, down less than one per cent (-0.82%) from last year, with properties spending an average of 44 days on the market.
Behind these aggregate numbers lies a striking story of market divergence based on property type.
A Tale of Two Segments: Detached vs. High-Density
As CREB® Chief Economist Ann-Marie Lurie highlighted, conditions vary sharply depending on where new supply has landed over the past three years. A construction boom heavily concentrated in higher-density sectors has expanded choice for apartment and row buyers, while detached housing supply remained relatively constrained.
Detached Homes: Single-family homes led the market’s resilience. Sales climbed to 896 units—up over 4% from last year—as new listings expanded options for buyers. The segment sits comfortably in balanced territory with a 52% sales-to-new-listings ratio and just over three months of supply. Notably, supply remains tight in the West, North West, and South districts (under three months), while the North East is seeing softer conditions with nearly six months of inventory. The detached benchmark dipped just 1% year-over-year.
Semi-Detached: With an influx of fresh listings, the sales-to-new-listings ratio dropped to 45%, nudging supply toward four months. Despite shifting away from the tightest conditions seen earlier this year, pricing held flat: the benchmark stood at $685,200, matching levels from September 2025.
Row & Townhomes: Rising resale supply and new build completions pushed row inventory above four months for the first time this year. With a sales-to-new-listings ratio of 45%, benchmark prices fell 6% year-over-year to $412,400.
Apartment Condominiums: Apartments remain a distinct buyer’s market. With 343 sales against 717 new listings, supply sits slightly above five months. The added competition has pressured valuations, pulling the apartment benchmark down 8% year-over-year to $291,400.
The Surrounding Regions
Across the bedroom communities, shifting inventory dynamics also shaped local trends:
Airdrie saw supply climb to four months amid competition from new builds, easing its benchmark price by nearly 4% to $505,800.
Cochrane recorded strong sales growth (+6% year-to-date), though a wave of listings pushed supply to five months; prices remained flat year-over-year.
Okotoks stayed tight with just over two months of inventory and a 76% sales-to-new-listings ratio, keeping prices stable at $606,800.
Chestermere stabilized as sales improved, bringing supply under six months and setting a benchmark of $690,200.
Calgary buyers shopping for condos and row homes currently enjoy significant choice and negotiating room, while detached buyers face steady demand and balanced competition.
